Phoenix, Arizona – December 4, 2017 – There were six recognized projects that were acknowledged back in August as the top New to Market retail developments in the valley.  Crismon Gateway Village was listed as one of them with AZ Big Media.  Director of Retail Leasing & Sales Investments, Mary Nollenberger has been working on this project for years with the owner, Rick Richmond and his wife, Donna.  What makes this property so unique is the concept and design features behind the construction of this new development.

The property located off Crismon & Baseline Roads adjacent to Banner Healthcare’s 10-acre property is turning heads.  Phase I of construction started with their “silver shovel” ceremony back in May.  This unique retail development now includes new tenants such as Radius Fitness, Riliberto’s restaurant, El Bella Day Spa, and Black Rock Coffee, which opens this month.

Developer FWD Partners has been working closely with all the other key players for this project, including Arichitekton and general contractor, Venn Construction.  Just recently, Nollenberger and her powerhouse women’s retail team organized a valley brokerage event at the Biltmore’s Capital Grille introducing the next phase of Crismon Gateway Village and Dane Astle, the architect for the development spoke briefly at the event.  “Seeing the construction progress from the groundbreaking ceremony to current is very exciting for an architect,” said Astle.   Owner, Rick Richmond believes in this development and wants to create a place where the community can go work out, relax at the spa, go shopping and dine out. The owner would like to bring in some unique eatery concepts to the “Village” where people can sit around and dine.  Astle continued to express, “The owner has invested great amounts of money to ensure an excellent final product.”

Phase II will consist of approximately 12,000 square-feet of additional space that will include a breakfast restaurant concept, Italian food/Wine Bar, service retail, such as Dental or Chiropractic, etc. In addition, the goal of our SVN advisor, Nollenberger and her team, Nicole Ridberg, Jennifer Hill, and Julie Harris is to bring in an upscale sandwich shop and dessert concept. Over the last year, the Phoenix metro area has seen a huge number of California eateries expand into Arizona.  The east valley is one of the most growing commercial real estate development areas around.  “Residential communities such as Eastmark, Shea Homes, Meritage Homes, Blandford Home are just a few of the residential developments that make up the surrounding areas,” said SVN Advisor, Nollenberger.  Mesa’s Eastmark ranked #6, is one of the top-selling communities in America.  Over 15,000 homes will be built over the next couple of years, including the 450,000 square-foot Niagara Bottling Center opening in 2018.

Some of the unique design elements were carefully planned.  For starters, this is the first building in town with this many drive-through windows. The versatile design allows all tenants to better cater to their clients.  Additionally, the site circulation is simple, making it accessible for both vehicles and pedestrians.  Another fascinating design element are the roll-up doors in ever suite that breaks down the barrier that often exists between private and public spaces.  In other words, the shopping experience is outside and relevant to those who are walking by.

Crismon Gateway Village will ultimately be a mix of retail and restaurants designed for experience.  It was designed so patrons would return.  Over the next few years, the development will be comprised of not only your ultimate upscale development, but there will be an office building with individual patio suites and multifamily  housing only yards away.
