North Phoenix continues to attract major investment, and the latest project at CityNorth adds another piece to the area’s growing mix of employment, housing, retail and hospitality.
LaPour Partners and Holualoa Companies have broken ground on AC/Element City North, a $92 million, eight-story dual-branded Marriott hotel near Desert Ridge. The project will feature 240 rooms, including 142 AC Hotel rooms and 98 Element extended-stay suites, along with approximately 5,700 square feet of flexible meeting space.
More Than a Hotel Story
What makes this development interesting from a commercial real estate perspective is what’s happening around it.
CityNorth sits along the Loop 101 corridor near major employers and institutions including Sprouts Farmers Market, Republic Services, Discount Tire, Mayo Clinic and the ASU Biomedical Campus. Nearby High Street and Desert Ridge Marketplace add established retail, dining and entertainment to the mix.
The hotel itself is part of an even larger vision. CityNorth’s master plan represents approximately $2 billion in planned development, including more than 2 million square feet of office space, 3,400 multifamily units and 1,000 hotel rooms.

Growth at this scale can have ripple effects well beyond the development itself.
More employers, residents and visitors can support demand for retail, restaurants, medical office, professional services and additional commercial development. As density builds, nearby land and existing properties can also become more strategically positioned.
